Frequently Asked Questions

Aren't MLS listings automatically syndicated to all those real estate sites like Zillow and Realtor.com?

They are not. Local MLS Services are managed through their local association. Brokers can choose to syndicate if they want to, but are not required to do so. Why would they not syndicate? Sometimes they think the MLS is enough, and they want to keep the buyer leads in-house just in case they do not yet have a buyer's agent.

At the end of the day, because it is a choice, there are times they simply want to have more control over the listing, and not syndicating it to major real estate search sites is one way to do that.

What makes the Flat Fee Home team different than other MLS Flat Fee Services?

A Full-Service Flat Fee listing provides homeowners with professional representation throughout the entire selling process, including pricing guidance, marketing strategy, negotiation support, and transaction management through closing.

In contrast, a MLS Listing Service Flat Fee (often called a limited-service listing) typically only places the property into a listing database and provides minimal or no broker involvement beyond that point. With an MLS-only service, the homeowner generally handles pricing, buyer communication, negotiations, and contract management themselves.

Does the Flat Fee Home Team pay the buyer's agent from the $4495 fee?

We do not. Our flat fee listing agreement is between the Charles Ruttenberg Flat Fee Home Team and the Seller. The commission to the buyer's agent would be agreed to with a buyer brokerage agreement between them and the seller. If the buyer wants to request concessions from the seller, they can include that in any offer that they submit. The seller can evaluate that offer based on the total net amount from the transaction, and decide to accept, reject, or counter based on their expectation.

How do you schedule showings?

Our Nationwide MLS Listing has a button to REQUEST A SHOWING. So whether it is a buyer or their agent, we will receive a request for a showing and confirm with you before confirming.

Once a week, we will do a check in to see if there are any days that we need to make the home unavailable for viewing. So if you work from home, or having some touch up work done to make the property more appealing, we can block those times from being requested.

How do you make sure other realtors are aware of the listing, if you are not putting it in the local MLS?

We already know that buyers are doing most of the searching for listings in today's online market place. But other real estate professionals are still an important lead source.

Our extensive database of real estate professionals allows us to email them your listing DIRECTLY from our system. They can then pass on the link via text or email. If their buyer likes what they see, they can simply request a showing with the online booking tool.

Are open houses part of the Flat Fee Home Team value proposition?

Open houses are not part of the flat fee offer. However, if open houses are important to you, we can discuss an add-on service to cover the added effort.

Do you run paid advertisements for the home?

Research and our experience shows that roughly 75-85% of all real estate searches occur in the 4 major real estate search engines. Some luxury homes do benefit from very specific marketing tactics. If your home fits this criteria, we can build a customized marketing plan and provide this as an add-on service.

What about social media sites like Facebook, Instagram and others?

Our local agents are well connected in their local markets. They will be posting your home to local community groups. But let's be honest, there is no better person to showcase your home in your local community than YOU. We will provide you everything you need to share the home on YOUR social media pages and with the groups you are involved in as well.
